A friend of ours recently lost her 90 year old mother, now she has inherited four SFR's and she doesn't want anything to do with them.

Hello BP,I've inherited some unsavory tenants.

I only inherited tenants from one unit.

However, no paperwork was ever filed before or after her death (property is titled to the deceased "ET AL").The gentleman believes that his grandmother wanted him to take care of the property (apparently he is the responsible one) but it doesn't look like anything was ever filed properly, so now we are two generations deep into inherited interests in the property... he estimates that there are about 20 relatives that could have a claim on the title. 

Let this be a lesson for future purchases with inherited tenants. 

I purchased a 4 plex over a year ago and inherited three tenants who's residency  ranges from 3 years to 26 years.

Found a fixer whereby the owner had recently inherited it and lived elsewhere.

I probably could work with the two installments but that is a bit of a pain for me.2) I am worried about inheriting tenants.

@Roy N.The tenant was an inherited tenant when I bought property.

They have a job loss, or are being transferred or have bought a second house and can't afford both, or are in a divorce, or have inherited a house and can't make the payments or are downsizing or are upsizing or are going into assisted living or have been given a new military assignment, or own a house and have gotten married and don't need two houses or are a burned out landlord (they tried "Buy & Hold" and they don't like that type of investment) or they don't like the heat in the summer and want to move or they don't like the cold in the winter and want to move or they miss their family "back home" and it goes on and on.
