My wife and i were looking last night at a few apartment complexes for sale locally, and she actually seems interested (let's be honest though, we probably wouldn't qualify for financing) however the door to other venues is open and I actually believe we might be upgrading from this one house to multifamily buildings within a few years.

First, the bank has a federal requirement to provide a payoff demand within 7 days of the request (The requester has to have a legitimate basis for their request such as borrower authorization to do so), absent very specific exceptions to that timeline, and where the state timeline is less restrictive (More than 7 days).

That's why the golden rule is Trust but Verify.When I am evaluating potential deals I will add those missing numbers in then present my offer to the broker explaining how I saw these were missing and added them into the expenses as they are legitimate cost.

The MLS is just a venue to get your listing in front of buyers, no different than signs, internet websites, flyers, post-cards, phone calls, etc.The only difference between the MLS and those other methods is that you're likely to get your property in front of *more* buyers by using the MLS...And I don't think anyone here has ever suggested using the MLS and not using those other methods.
