Today I had closed on a duplex, signed all the necessary papers and after I had left I realized that I had not received the rent checks or the security deposit from the seller.

I was in a similar situation and left my W2 job for full time real estate so my paper income plummeted making any DTI calculation comical. 

Currently I have around 550K in mortgage left. 

The bottom unit had always paid rent on time and never made as much as a peep until the girlfriend downstairs was so emotionally destroyed about the suicide she left the property.

I have decided over the last year that I no longer want to dedicate whats left of my life to someone else and I'd like to take advantage of the experience I have in construction to help myself out.

And I was left with bad credit and very little money.At first, I tried to avoid phone calls from customers who had purchased water systems from the company because I was embarrassed.

I am sad that I did not have the opportunity to get to know her better and am heartbroken for the family that is left to now handle the process that comes along with a loss like this.My question relates to how I can best handle the situation.  

But... no money left my pockets and I got infinite return. 

It's one of the ugliest things about our country and the spoiled youth we've raised.Trying to argue logic to a left wing socialist is like teaching a 2 year old how to speak Arabic.
