It'd be a whole lot worse if you have to share a kitchen and bathroom with that person and things go bad (or worse, you had to evict them). 

The home had a 100% remodel in 2017 with new cabinets, fixtures, heating, toilets, sinks, moldings, flooring, and has stainless kitchen aid appliances and a washer/dryer set.  

There are old windows and in winter drafts bad causing my electric heat to be out ragous.

Had someone at work give me a little tip "You can get the appliances, windows, and doors fixed but do you want to be paying on them for 30 years?" 

Keep it simple like "Complete Kitchen Remodel", "Bathroom Remodel", "Paint Exterior or Interior", "Flooring Cost Installed", "Roof Replacement", etc...

Clearly the peek in the window type.
