Somebody suggested I get a co-signer for a share of the equity or the cash flow.

If property taxes go up significantly, like King Co.

And since most people wait for a decent hail storm (sometimes wind) before replacing a roof (so the ins co helps with paying for it), You don't seem to have that option!

If you want to become a property manager you need a RE license, if you want to become a co-host anyone can do it.

Airbnb's really struggle to make money in CO ski resort towns because there are so many second residences being used as short term rentals, and there already is a high level of existing hospitality capacity.  

In CO and per my lease I can give notice as late as ten days before the rent is due that the lease is terminated.

As Chris said, a DSCR product should do the trick if this is a rental property.Otherwise you could look at bringing on a partner or a co-signer if you need to refinance (i.e. to get out of a balloon)
