Like @Andrew Johnson said, there's some details missing. $130k on 1.3 million is 10%, on 390k it's 30%. 

Recommendations would be greatly appreciated.It would be light property management duties, ie. posting notices from time to time, taking photos here and there, as well as any general items that need to be done locally that would be time sensitive.If anyone knows someone that's local that might be interested please get in touch.

The law states that I am entitled to my itemized deduction list and refund check within 30 days of the date the lease terminates. 

But now one son and one son-in-law want to do something with brewing beer and owning a brewery-bistro or something (not privvy to all the details at this point) and I'm terrified for them.

In most states where I've done business, if there is no early termination clause, usually you can charge for the costs to advertise and the time it is vacant including utilities if tenant was responsible for them up until lease end, itemized with the rest of the damage above normal wear and tear.
