I'm concerned my place won't "pass" an inspection even if the leak doesn't come back because there are streaks on the outside of my unit with evidence of the leaking roof.

If she fails to return the key at move out, charge her to rekey the locks and take it out of her deposit.If she's leaving the place empty for 6 weeks, I'd find a reason to do an inspection part way through-just give 24 hours' notice.

From there I can look up comps online for the ARV and take a 25% discount from that minus repairs ie $200k x.75% = $150k - $25k repairs = $125k Wholesale Price (price buyer would pay)then subtract $5k - $10K for yourself $115k - $120k is your offerThis allows me to have a solid idea when I look at the house so I just now have to do a condition inspection.
