Im assuming 99% down would be fairly accurate as that would be a sign that there is a mortgage reported and therefore the 100% equity default isnt in play.

This may play a factor.

If they are on the same deed and parcel then it would be commercial since 5+ units.If they are individual deeds and parcels then they are technically separate properties.

The nature of kitchen and laundry appliances is such that they are, essentially, plug and play (rotable). 

Again, if you're just renting your unit as an individual this may not matter.
