I totally agree with you on doing both: Get your PT degree + doing real estate on the side.

Personally I am a good test taker and don't need to study for exams (to the extent I got my bachelor's degree without reading a textbook) so this may not apply to everyone, but I took the cheapest course available, completed it as fast as I possibly could (timed videos etc only allow you to take it so fast), then took several practice exams the few days leading up to my exam.

Anyways, because I'm a rookie in Real Estate, I don't know what is valuable to potential mentors.My skill set is software development, masters degree and 10 years experience.

Like @Sheryl Sitman said, I think that this is common in almost every major city to varying degrees. 

It's definitely a supply and demand game in real estate and I would imagine that COVID has impacted the market in most communities to some degree.
