Let's hope the market turn sooner rather than later. - LOL!

I've called about 10 companies and either they can't work on it till June/ July or the ones that can work sooner (1-2 months) have gave me bids that are way too high in my opinion like 10k plus.

Our thoughts are, in no particular order: 1) explore the option of the buyers taking over the lease; 2) longer close until the Fall of this year, or; 3) closing sooner and notifying our tenants that they must find a new place. 

Wichita Falls is also the home of world famous Starting Strength gyms.

Laminate tends to be only in certain rooms (gym, office) that are avoiding what would be traditionally a carpet room like a bedroom. 

That way the minimum occupancy for FHA does not even apply and you can make money from the property much sooner.

Ultimate goal is to get a commercial 12 unit in 5 years (or sooner).

And the cash flow still worked on the 15 and I'd like to pay it off sooner rather than later.

I only look at numbers with $$$ in front...and each analysis involves a lot more than a "handful of properties".The sooner you get away from that pencil the better.
