do not hire a gc. make sure you have the time to "check in". most trades will meet you at 7 am for pricing and coordination. if you can get there during the day so much the better. otherwise visit at night and call them. going forward you will have areliable group of go to guys.

Bottom line, is that I invest quite a bit and I will shop as far in advance as possible with all my attention focused on the off market properties because I am finding emails solications all the time whih are pitching off market properties and also groups on linkedin that do the same.

@Bill GulleyI do understand your analogy with understanding REI and that is not what is being taught at REIA's or the group guru trainings for 15,000 to 30,000.
