I then turned around and bought a mixed use space, commercial on the first floor and one apartment each on the 2nd and 3rd floor.

Yea lesson learned. 2nd property is a three story mixed use space, first floor commercial, and 2nd and 3rd floor apartments.

Very theoretically, if you dig out the tile , and you find a local potter with a kiln who's willing to experiment with mixing up terracotta slips, you might be able to fix a deep scratch or make a crack line go away, but it will be extortionately expensive.

I have a seller who wants to get rid of his mixed use commercial property in downtown Ventura Ca.

I do like the unit mix and that would be a killer price per door in my market but I'm not sure about yours. 

Properties are beginning to appreciate nicely and the population growth only adds to the mix.
