Work it backwards.. meet cash buyers at local investor meetings, get an understanding of exactly what they are looking for, their criteria.. search for those specifics.

Use the search function to find those.Here’s what I plan on doing: one llc per state.

I'm a newbie investor as well but let me know if I can ever help with anything.I'm sure you've already done this in terms of repair costs but if you haven't ....I have found great sites on Google that estimate local costs. 

Or you can search tax records online to see who owns the property they are renting.

Sites like the properties here on BP, or local REIA group websites that list properties or the real estate investor group sites for the cities in question on Facebook.Two:  Google the terms sell my house fast in whatever city you are buying.
