From a cash flow play you have 2 units 1250 X 2 = 2,500 monthly X 12 = 30,000 gross incomeTake away 50% = 10% vacancy,30% operating and expense,10% property management.15,000 NOI per year at a 10 cap for resale is 150,000 purchase price.225,000 would be in the 7 cap range.300,000 would be in the 5 cap range.This is excluding immediate repairs needed to the property when purchasing.That would drive the price down further.For a cash flow play not that great but you can list it and see if someone wants to buy on appreciation.

But I would also tell you, that I crms are pretty lousy in general, and it seems that even the most popular applications fall short for many people most of the time.If I were in your shoes, I would definatly make myself aware of what was out there, and then ask myself if the cost was worth learning to "play in someone else's playground".Then I would tell you to explore the possibility of developing your own.

Kevin,A 7 unit is a tougher sell.It's just over the 5 unit threshold but not many lenders like to play int hat space because of the small fees they make.When you go up in unit size and price more lenders are in the marketplace for multifamily.What was your 7 unit priced at per door??

quick update , yes Bill the red cross came in with a debit card for food and family stepped up to find housing temporarily.Repairs look to be about 25kwill take 4 weeksinsurance company not out there yetsec 8 inspected will most likely give a move voucher to tenant but I would like to keep her in the property if possible.Insurance is for 25k so lets see how that plays out.

Before we start playing attorney, I'd just suggest that you call your agent and tell them that you understand that someone may have been injured on the property, tell them what you know for sure, if anything, and tell them you'll keep them posted if you learn anything else.

Just considering walking and bike paths plays on terrain features, parking for bikes for bikes around shopping, and work centers, which includes most all public areas.
