Hello @Cecile Poyet, There are dozens of companies that supply/sell data that tell you sqft and avg home sell price where you could derive your ppsqft number.

@Will Lotherington You will also have to pay for all utilities, add internet, cable or satellite (to do it right).You'll need to furnish it with good to nice furniture, provide consumables, sheets, towels, cookware etc.You will need to replace items as they wear out.You will need to clean the place after each stay or coordinate and pay someone else to do it.I think these cost will eat into or eliminate any potential profit over what a Long Term rental would bring in with much less effort.

I feel like it would depend on who brought the mattresses/other furniture in - if it was the renter, then they most likely brought the bed bugs in with them.

With regards to your comment on other investors - There are several reasons why you may be outbid, here are a few: 1) the other investor is a licensed contractor who saves on repairs by using his own laborers and getting his discount on materials/supplies. etc 2) they could be real estate agents who act as their own buyer/seller agent, paying the commission side of things to themselves 3) some of them may be true cash buyers with no high interest loans to pay back 4) The other investor may not have the same investment strategy as you to BRRRR - they may just want to flip it for a quick profit.
