Communiacting with your tenants through text

We just had a meet up with a few landlord, and there was an argument whether it's healthy or not to communicate with tenants through text messaging. I would like to hear your thoughts. Thank you

I prefer them txt me. I in fact train them to text instead of call me so that I don't have to listen to 45 minutes of drama from a select few of them.

They text me, if there is a problem I text my handyman and I am done in 20 seconds.

I keep it business. 

My lease does say they have to give me written notice for important stuff and that text message does not count as written communication to me. I retain my right to provide written communication via text. Local Magistrates have said that if the person you text replies then that can count as written notification, unless your lease doesn't allow it.
