Thank you for sharing your honest assessment of what is going on and how you are attempting to work it out including seeking help on this forum.It helps out the rest of us know that we can do it too despite the challenges we know could and will happen.This reply is more encouragement and kudos to you rather than advice.

Some people find that paying a few hundred dollars to protect their fledgling portfolio invaluable while others decide to leverage that money into other deals and grow faster.I honestly just encourage people to sit down with an experienced attorney who is familiar with real estate investing to get an understanding of the risks involved and have a strategy laid out for them - the investment is worth the peace of mind it offers and allows you a solid answer to anyone who asks questions on the topics.If you have more questions feel free to ask.

I am looking at getting into real estate in Dallas and would need to know how the market is performing for real estate agent:Is it something you would encourage someone?

I would strongly encourage you to collect the rent through a 3rd party online platform or via ACH direct deposit on a go forward basis.

If they improve the reporting feature, I'll probably start to recommend to some of our clients, but not until they add the balance sheet to the report list.If you are scaling up, I would recommend accounting software over spreadsheets.

Listening to the BP podcasts have a tremendous amount of information to learn from so many different people and their experiences that often give encouragement to those just getting started and for experienced investors too.
