I mail merge with a printed letter on letter head and address the envelopes with a custom font thru my Brother printer. 

I am going to owner build a custom home in Las Vegas (Henderson).

(He also welcomed/encouraged us to run purchases by him: even to simply independently analyze whether we should pay down points, or use that cash toward the down payment, or save the cash and just pay more each month on the mortgage, etc -- things the BiggerPockets calculators can't do and loan officers give you the vibe they're too busy for.)

It will be a 432sf open studio with a fully functional custom kitchen with all  modern below counter small scale appliances and fixtures in the kitchen and bath.

I strongly encourage it, but as people have referenced here, use a realtor or lender who Is experienced with the Va loan process.

This encourages tenants to pay onetime and have their early payments marked in the positive credit column.They are......PAYLEASEPAYYOURRENTRENTTRACKCLEARNOWeRENTPAYMENT.I think I'll post a new thread asking what people's experiences are with these payment systems.Thanks again to all!

I'm currently looking for a solution, but this looks more for residential customers or consumers rather than real estate investors.
