If a property is in pre-foreclosure, that means the home owner has fallen behind on their mortgage payments and the lender is possibly in the early stages of foreclosure (i.e. filed a notice of default or began the foreclosure process). 

Just like when I played the violin, I did my best on the large stage instead of the practice room.

I would be glad they did not kick holes in the walls then you are talking money to repair .That looks like one of the shows where they stage it to look bad for the viewers .

Or, alternatively, what is the best way to allocate funds regardless of their stage in life?

Combined household income strong enough to secure the loan.Question: Should we sell our current place first (assuming we don't move, therefore selling with no staging/open house), then apply for the loan with the proceeds from the sale?
