about 220k is the cheapest you can build anything here all in and that includes no profit.So the only way I see this stuff happening is through non profits and MAJOR tax credits that banks buy back .. and of course there Is some of that going on but not NEAR enough.. in our area land use laws are SO tough you simply cant buy the land.. no matter if you have the money or not.. so same city passing laws their rules are so tough that its impossible to fit a round peg into a square hole.
