I've just signed up and I'm working on finding the elusive Dutch BP members mentioned by Erik (searching by zipcode doesn't work for me, as the search form supposes 5215 is a US postcode, and as I'm not a Pro member I haven't been able to search outside of my "incorrect" US zip code ;)Has there ever been a meetup for Dutch BP members?

If there isn't a large gap between what you can qualify for and the general market prices perhaps you can use a 203K loan and find a multifamily fixer upper at a deep enough discount.

A judge may decide that they are entitled to some discount of rent for the time that the violations existed but we are talking about a month or so at the most and it sounds like the violations are minor so they have a weak case.

Going even further the competitiveness of any area is going to change in each subdivision or neighborhood.  20851 is a pretty competitive market, but the neighboring zip code of 20906 is much less competitive.

You need to send to old deed dates and preferrable properties that you know need work... like code violations.but before you do any of that, you really need to build your buyers list first.

Within each post code, there are usually A, B, C, D and F neighborhoods which can be quite close to each other - which require LOCAL KNOWLEDGE to determine.Your Real Estate Agent believes (by definition) that $52,000 is the highest price available from the market at this time, which therefore means that $52,000 IS its market value.
