It's as deep as 8 inches in some spots and maybe only about an inch deep on the right side of the property. 

Rehabbed the kitchen: tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles, tore down non-load bearing wall, replaced tiles, re-routed light switch, and painted window panes.

I've found old garages are more of a liability than a good investment in the lower rent areas unless you get lucky and get one that isn't falling over - it will cost more to bring them back to life or replace them than it will ever bring back in rent and therefore, the best choice is to remove them and spend the money on a new parking slab - obviously a property that already has that done is a plus (people use them as storage lockers too, then leave it all for you to clean when they skip out later).

What recourse is there if this is done or is there likely none and thats why you're saying just be concerned with clean title and tenant contracts?

However, if they are going to waive cancellation penalties/fees for their guests, they should be dipping into THEIR billions-deep corporate pockets to pay for it, not my sole proprietor pockets that their global empire was built on.  

My tenant on different property says the carpet we laid to cover his front porch is dirty and asks when we’ll be by the clean it or to change the carpet.

She called to say I need to get over and clean up the garage which had spiderwebs and Mice droppings.She said she needed to store some Antiques and the garage was too dirty.She then complained that she can barely afford to live in the house and needs to sell out of the garage.

The other texted me intermediately and stated she had lost her entire home cleaning clientele due to COVID-19.
