Send it by registered mail/proof of delivery and ask for their response in writing. 

I'm conservative investor, so there's one that I like particularly (multiple estate cycle experience with no investor money lost, 65% LTV leverage or less, high skin in the game).

Suzanne,Not a big fan, but I see more often showing instructions that say that no interior inspections will be performed until a contract is in place, along with a preapproval or proof of funds. 

It's tough to find both appreciation and cash flow in the current real estate cycle. 

We had to send proof of funds and contract in within 24 hours or something like that. 

I’m just weirdly hesitant because I’ve already got this one in hand and the SoCal RE market just seems to be recession/market proof.  

Does notrequire proof that you were at fault.

I don't have any proof of income, I have "good" credit (almost a 680) and the mortgage would be for a small amount.

Be sure give notice before the 1st of the month waiting until the 1st will put you into the next cycle and additional days.I don’t feel bad at all raising rents for these renters they have been paying less than market rent for years, what’s so bad about paying the going rate?
