I've heard buffalo to be a pretty stable market and on one of the podcasts the guests spoke about how the market was least impacted by the crash in 2008 compared to the surrounding areas.

With such an investment on the line, we cannot treat in as a hobby.We were fortunate we ran out of money to invest by 1984, and when the market crashed in the late 80's, we held off.

Consider it a crash course on real estate contracts, specific performance, and Seller repairs.  

I've been advised to do a crash course right before going though.

@Gonzalo EscobarI would agree that you are being aggressive.It is unlikely you will find the terms you are looking for. 100% LTV may have been possible before the crash.

If you had an accountant set up the quickbooks and give you a crash course- you'd know it was all set up correctly and that you could rely on the numbers.

Question, how are you funding your first BRRRR deal; HELOC, hard money lender, crash you saved...?

But then again if it comes another economic crash...

I owned a cattle ranch outside of Hoback Junction from 1998-2008 (the crash, I had to sell) I can operate a backhoe, a snowplow, a crane, excellent with a rifle at 1000 yards and split firewood. 

There is an occasional thread on BP where the vendor has a system crash of technical glitch and transfers are delayed.
