First BRRRR deal in South Atlanta

Hello BP,

I'm a new investor and looking to BRRRR in Henry County. Have a partner in VA that owns and rents out six townhouses so I have a good mentor/partner. Been looking at properties under $100k and have made some offers but nothing accepted. Properties on MLS go super quick in Henry County. Off-market deals seem like the way to go.

My focus is McDonough but Locust Grove, Stockbridge, and Hampton will work. Considering Jonesboro as well. The closer to I-75 the better.

Any advice on reaching out wholesalers, PM's, agents, contractors and how to find deals without using the MLS?

@Sara C. I'm currently working with a new realtor who actually got me in contact with a wholesalers and told me a little about auctions. I've been driving around my area plenty and I now have a list of homes that I can send letters to the owners for so that's on my list. I haven't actually talked to any neighbors or anything though. I also haven't yet tried listings for absentee and probate, divorce etc. owners. I'll try that out. Thank you for the input! This is helpful.


@Mark Perlberg Much appreciated! My realtor actually put me into contact with a  wholesaler from KeyGlee. Also, I'll definitely get on Facebook and look for groups. Have not looked at anything real estate related on FB yet but I've heard how people have even found deals on FB Marketplace. This is helpful! Thanks!
