I'm not saying you have to take out anything persay, but it just feels like a long time before you get to the "meat and potatoes" of the letter.

Sounds like you have run into some wholesalers who are not leaving enough meat on the bone or who are trying make a deal out of a bad deal.

A way to get "in" with an agent is once you find one of those properties and the homeowner wants to sell, but there is no meat on the bone and they refuse to go down in price.
