When you have an insurance premium, say $600, and the insurance company spreads it out over 12 month but tacks on a "convenience fee" of $2 per month for a total payment of $52 per month, should the $50 be treated as an insurance expense and the other $2 as fees, or should the entire $52 be treated as insurance expense?

To me, that's the same logic - you may eventually sell the house as a FSBO, but do you really want to take the gamble that the carrying costs on a FSBO won't exceed the realtors fees?
