To me, if you only have $10,000 AND you know as much about direct mail as you know about PPC (if you're brand new to both), it makes total sense to buy HIGH INTENT clicks.

I buy from neighboring towns he does not invest in and get the properties low enough it makes sense to take the risk on buying without inside access or utility on.If you assume its paint and polish, you will get burned.

I have heard $150/mo+ as a general criteria but in this case, something like $400/mo or above would make sense to mitigate vacancy, repairs, lack of appreciation?

If you want to start building equity before you move into it to house hack it at a later point, you might want to consider a turn-key that already has all the leases in place to help with qualifying supplemental income to purchase before moving into it.And later down the road when you are ready to move in, you can pull out the equity in a cash-out refi into an FHA loan and rate.By getting into an FHA after the initial investment N.O.O. loan and interest rate to a Primary Residence FHA  interest rate should be much more favorable.Message me when you are ready to talk.Does that make sense?

@Priyanka K.When investigating new markets I look for things like population growth (upward over the last 10 years)Job growth 1% or greaterUnemployment =< national averageper cap income 20KHousehold income 3 times annual rentnumber of households (in comparison to other markets) Favorable government policies (is the local government looking to attract business) those numbers will give me a sense of the macro market.

I’ve been suffering from analysis paralysis amongst other things for awhile but I also plan to start investing in S.C. next year (Columbia & the Lowcountry) and maybe the tri-state area for a house hack if the numbers make sense.
