Is it possible to find an investment property in CA?

Hi guys! I’m searching for my first investment property (Duplex, live in one rent the other), and my stomach is in knots. I’ve watched webinars, read books, and asked for advice; yet I’m a deer in the headlights. If I can’t afford to buy in CA then where should I buy? Does it make sense to purchase out of state and live elsewhere? Should I get a realestate license before becoming a potential landlord? Am I ready for this?
