The plan would have reclassified Colorado short-term rentals as commercial properties, thus going from the 6.8% residential rate to the 29% commercial rate. 

For those of you that have created a strong team (acquisition, contracting, finance, management, etc.) to streamline your investment portfolio--even from out of state--what has worked the best for you and/or what do you wish that you had done differently?

We are currently using Lodgify PMS to manage our 5 STRs but one big missing feature is the ability to send a SMS to our cleaners on bookings, cancellations and day before checkouts.  

You would think that with all that income, they would let you use the product for commercial use.

I am under contract on a flip that is not in my area so I will be hiring a GC to manage the renovation on this project.
