You may be at a stage in your career where a $400k oops can be absorbed.  

It is in a smaller town's downtown area so it is close to the city center..

I want to share this new website that is currently in the beginning stages. 

A lot of this discussion also centers around how active you want to be.  

The burrow is called Jamaica Plain and while it's real estate prices having been steadily increasing over the years, along with neighborhood amenities such as shopping centers, the quality of the population has increased ten-fold and will only continue to crowd out whatever bad apples are still left.

We're in the planning stages to do this in the back of our Commercially-zoned residential-use house in Portland, OR.  

I like this area because it can access Trenton Transit Center and commuters can shoot all the way up to NYC, or  train to Philadelphia.

All that being said, here are our specific criteria (we want to remain w/in these set boundaries for our first project):- SFR in greater Sac area- Acquisition Cost: 250k +/- 25k- Rehab Cost: 35k +/- 15k- ARV: 400k +/- 50kPlease comment below if you can help us w/ any stage of the process, from acquisition to closing.

I've gone through the book/seminar stage, and now I guess it's time to start talking to some real life people, with some real life experience.

Maybe this is an overly optimistic approach to thinking about it, but I am still in the early stages of planning it all out.
