New Team in Sacramento

Hi BP community,

My business partner @Account Closed and I are gearing up to buy a SFR in the Sacramento area.

We are still very new to the world of real estate investing and we have already learned so much from the BP community. We've decided to focus on flips for now, and the plan is to purchase a distressed property in the greater Sac area in the very near future.

We've got our financial ducks in a row (cash on hand!), but now is when the fun part begins. We are currently seeking local, investor-friendly agents, wholesalers, and anyone else who can bring us the right deal to get started on.

We'll also be looking for investor-friendly contractors and inspectors who can help us feel confident in pulling the trigger on a distressed property with high-profit upside (please post recommendations below!).

All that being said, here are our specific criteria (we want to remain w/in these set boundaries for our first project):

- SFR in greater Sac area

- Acquisition Cost: 250k +/- 25k

- Rehab Cost: 35k +/- 15k

- ARV: 400k +/- 50k
