Then, any true profit after that gets split 50-50.There are a lot of nuances about how either of the parties may get paid "normally" but in general this is the approach I'm toying with taking if I try this scenario some day.

If you want a hands off approach this is not a bad deal.

This is a fun topic for me, since I'm an architect and this is a hot topic for discussions it gets brought up fairly often by clients. 

I agree with the others in their approach, which is free :)  I usually send a welcome letter and then follow up in person with a visit to the property.  

If this is a re-sale, you should have conducted an inspection, and that inspector, should have caught the defective plumbing material and brought it to your attention to make the necessary steps to have this issue remedied, compensated or allow you to exercise the ability to walk away. 

Nevada will be voting in November to legalize marijuana usage for any one over 21 years of age and looking at Colorado and the HUGE tax/business benefits it has brought to them.
