So i was thinking of buying a residential rental property with 4 units near where i live and the seller is asking for $ 4,88,590 and the rent that i assume i’ll be receiving would be $ 876 a month from 4 tenants. 

Any chance protections apply to commercial tenants, too (I have both residential and commercial)?

So you'll either have trouble selling the property or take a serious haircut on the price from a landlord buyer who knows they won't be able to raise the rent for the next few years.Lastly, you don't list what state you're in, but you should know that if you're still considering a 5 year lease after everything I wrote, in some states a (residential) lease that long has to be notarized to be valid and in other states a (residential) lease that long isn't even permitted/legal. 

@Marcus Johnson one thing that the anti-leverage crowd often misses, is that you're trading leverage risk for diversification risk.

Joe,First, I am only speaking to residential 1-4 unit loans. 

I remember when anti-religious groups were going to boycott Chik Fil-A for their support of certain candidates, and then religious groups were going to boycott them for not donating to religious groups any more.

This will do a couple things, allow me diversify away from residential real estate and make my overall portfolio much more passive. 

This will now allow LA renters up to 12 months to settle back rent for Residential tenants, and 3 months for Commercial tenants, before a landlord can take ANY action.Does anyone have the fine print on this new Renters protection?
