Question on Lease Renewal

Thanks for this opportunity. I am a Mom n Pop LL for almost 10 years. Solid B + SFH, ranch in an A town

Had to evict our first T near end of the term but since the have had success with our choices. 

We are blessed with our current T's , great people and rent received 3 days or more before end of month. I recently went for a service call and (the clothes washer needs a minor repair) and we talked about the upcoming lease renewal. They are expecting a rent increase.

They offered to replace the stack washer set at their expense and leave it at end of their occupancy in exchange for s 5 year lease.

This is just before the current crisis hit really hard. All in all we are good with it but are seeking input and advice of pluses and minuses. Current lease ends May 31.
