The former covers the more routine added "wear and tear" from the dog, whereas the deposit covers excessive damage.  

My question is what suggestions does everyone have on how to access this newly added value.

So far I have in my mind these positions: new contracts with the utility companies, arrange an insurance, tenant notification letter.What else should be added to the list?

You can respond to we buy ugly houses ads (many are franchises and may do wholesaling)  also respond to craigslist ads.

Do you run test ads for the imaginary apartment?

You can find a HML by searching hard money lenders on BP since a lot of companies, myself included, post ads in marketplace.
