Depending on your appetite for risk and your confidence in the local and national real estate markets I would re-finance this house into a loan where you don't have PMI, rent it out and then use whatever extra cash you have to buy another rental in a different market than Vegas.

The best place to go to search for good property manager  is the National Association of Residential Property Managers. www.NARPM.orgYou are able to search for members in your local area and then look for members with designations like Residential Management Professional (RMP) or Master Property Manager (MPM).

Yes it can be done, but realize that with a license comes annual fee's that cannot be avoided if you want to maintain access to the MLS and other things like dotloop and showing services.Annual cost is like $1,000 + for a cheap broker and potentially much more if you become affiliated with a national broker that will ask for more monthly fee's to maintain marketing and nice office space etc.

Competitive market or not (I am in one of the most competitive in the nation right now), there is not one person who will be getting my EMD made out to them directly, not going to happen and NOBODY under any circumstances I can possibly think of should either.I see this in wholesale emails all the time, non refundable EMD of $XXX required.
