Learn the market and along with going to REIA's, go to any open houses in the area you are looking to invest in so you can learn what style is popular in the area and what features make a property sell.

Id definitely beware of wholesalers (there is plenty of info here on BP regarding that style of investing) if any of them try and make you an offer on something like this.

If dark brown isn't your style, then just make sure to stay away from white or light tan.

Just ask all the condo flippers that invested in FL, Vegas, etc in the mid 2000's and got their *** handed to them.

Your communication style will need to be kinder than theirs.
