What to do with inherited estate?

My mother's untimely death has left me (only child) with 80 acres on Lookout Mtn, Alabama and a 6000 sq ft home. The estate appraised around $400k as-is. Trouble is, the house is not in great shape. The roof leaks in places, and it is in general need of TLC. At one time it was an amazing place . So, I am trying to decide what to do--that is, what is the wisest move? My wife and I live 2,000 miles away, so anything to be done to the home would be a huge undertaking. First, should I make repairs before putting the place on the market? Or should I just clean it up and sell as-is? Second, how would this income be most wisely used? It would be nice to live mortgage free, but a nest egg would also be nice. Any advice would be welcome!
