I created a spreadsheet that actually lets you play with different numbers, income, mortgage, bills, interest rates, etc to get an idea of how much you can save and it can be pretty substantial, especially if you have PMI that you can get rid of with it (which I'll be doing on one).

I would allow dogs before cats, as cats can do a lot of damage to carpet and padding that is harder to get rid of after move out.

He's looking to get rid of it, the maintenance, taxes and general hassle/burden as he's no longer able to care for it or deal with it.There is strong potential he would need to enter a nursing home at some point in the future, so we're all not sure what the best asset protection strategy is.I'm thinking that seller financing might be the best way to go for both of us.

one of my tenants (3rd floor) contacted me to tell me that the 1st floor tenants dog bit then and they had to go to the hospital. they are demanding I make them get rid of the dog. well I come here to find out what advice anyone here has on what to do. the dog has never been aggressive to me so I'm not sure why this would have happened. for any reference I'm in CTthanks!

You may also have luck going directly to the property knocking on some of the safer looking doors and asking who they pay rent to.Put together a contract to buy the property for a low price because the way you describe it the current owner will probably be happy to be rid of it.

Give both tenants the proper notice to non renew their leases at the end of July.You can not get rid of either before that date.
