I am quoting insurance companies and for liability coverage, I was wondering if the liability coverage should be approximately the same value of assets that are within the LLC (in this case, 1 house of $170K), or, should I have a much larger liability coverage ($500K-$1M)?

Assuming you're contracting it out make sure you get multiple bids and I'd do the bare minimum inside or do that yourself (unless you're going to make it a hangout spot as a feature for guests - could also do this over time as you see increased cash flow).

.- a cash offer could be extended to obtain a discount at purchase that could be refinanced after purchase- a high cash flow low appreciating market with historical appreciation below the appreciation rate can benefit from the increased cash flow of 0% LTV versus the little benefit (in this case) of the increased return that could result from leverage.The reality is that many cash purchases are not unleveraged for long.
