I bought the house on March 1st and am doing some extensive rehab to the house (nights and weekends starting to wear on me, but a story for another day!)

If a contractor says they will fix A, B and C within 3 months for 25k, is there any way to prevent them from saying oh, sorry, A, B and C will actually be 30k, we also need to do D and F which will be another 15k, and it'll take us 5 months?)

So texhnically i peaked it through window and only saw first floor...seems to be ok...Bank proceeded through sheriff  sale (started 2011 and completed in 2014)  and it did not sold and bank WF then sold (march 2016) it to me through auction dot com.I'm freaking out as i have only seen about 1/3  of prop from outside.
