It sounds like you're taking your investing pretty seriously, and gobbling up all the information you can.

I would try to get information specific to your property to determine your projected expenses. 

Should i get the seller to sign the purchase contract and don't worry about the agent until I find a buyer or should I inform the agent to begin with?

There is a scary amount of information and smart people.

If the owner is not wanting to share critical information then you are gambling. 

I found contact information on the owner of the LLC and want to send a letter stating my interest in buying the property.  

Can anyone provide software information relative to this specific capability?
