I am looking at buying a 10 unit building consisting of 10 2 bed 1 bath units that all rent for between 550 and 625 per month close to a college campus with an asking price of 325k. so far after analyzing the deal with piti and other expenses it looks to cashflow between 2500 and 3k per month. the problem i have is i expended the majority of my working capital on my last 2 deals that i bought within the last 10 months so currently only have 15-20k to work with on this.

I'm doing it with 23 STRs and 83 beds, but I own the places free and clear. 

Most states on the North East have a moratorium on dual-licensed beds for Medicaid reimbursement and they have only be acquired through purchasing existing beds from current owners... 

We go back and forth, I offer to meet him in the middle at $1,900/month to just put it to bed and move forward *shame on me*. 

Then you may want to look at schools, how many beds and baths you need, proximity to work or school, etc.

We looked at another 3 bed 1 bath that was renting at $750.   

We know UCLA partners with off-campus apartments for international students and charges by the bed.

If I could accurately estimate how much it would cost and it made sense, I would probably move a few walls to make the living room smaller and put a master bed bath where the kitchen and part of the living room were, but I think that would be crazy expensive, but maybe not.
