University Apartment Investing

We’re focused on investing in off-campus university apartments. We are located in Southern California but not interested in the Los Angeles market since it’s outrageously expensive. Any suggestions on out of state campuses we should consider? Dorms are a cash cow for campuses. We’re looking for campuses adding new dorms for on-campus housing. We know UCLA partners with off-campus apartments for international students and charges by the bed. Thanks for the suggestions!
