For the record Oakland Park & Wilton Manors are right next to each other but to compare a sale in each respective area would be comparing apples to oranges.

Take that exact house and put it in Cupertino near the Apple campus and it’ll sell for $3.5+.

Hey Kyru, we meet every first Wednesday @ 6pm — at Device Brewery on Rush River Dr in Pocket neighborhood (not the downtown location!) 

This in some studies has been shown to outperform or at worst break even with buy-and-hold investing and is WAY WAY WAY WAY less involved, gut-wrenchingly exhausting, and fraught with those inevitable bad apple tenants. 

I find this metric easier to estimate "apples to apples" is a sense.
