Turn key ready or fixer upper??

I've found two places im looking at for rental properties. The first is turn key ready with a small amount of yardwork needed in a decent quiet location next to a park. The second will require alot more work inside and out but located next to a busy road and a highend neighborhood and could be flipped easily after the work if needed.

They are both listed at the same prices in in Florida. Background: First rental property with zero experience in renovation and rental. What's the best route to go?

The red flag here is 'first rental property'. How much do you know about what you're doing? And I don't say that insultingly, more factually. Like is the information you wrote on here all of what you know about the properties? Do you know for sure that they would both be good deals? If so, what do you know about them to know that? And are you local to these properties or are they long-distance?
