Pick a blue collar area in Los Angeles area where rental demand is around.

Blue island isn't that bad for rentals and there are a ton of vacant properties there.

I live in Richmond, VA and have some family that lives in Lousville and I noticed that it's a pretty neat place with some great blue collar renter-type jobs at the confluence of rivers and was curious what the real estate market's like there?

Blue collar SFR's provide a much better return.
