While I don't do it often, I occasionally take such senseless requirements as a “free” way to find out that the vendor is not going to be a good fit for me.

And that can be for any type of vendor. 

The only place I have been able to reduce my expenses are through more competitive insurance quotes, property managers or maintenance vendors.

Having been a Vendor for Rich Dad,  Armando Montalongo events and Nick Vertucci events where folks paid 30 to 50k to come to these big 5 day events..

The bank will give you some options of vendors that they approve.

That is the single most impactful thing I did starting out as I was able to get good referrals for contractors and other vendors from fellow investors.

@Mike McCarthyThe rent allocation between the vendor and purchaser is an adjustment made at the time of Close based upon the day of the month the purchaser takes possession.

Typically, engaging a good PM also means you have access to a great network to the vendors without having to do the research yourself.
