It's truly a nice ski property in New Mexico, but according to the listing agent, land is not moving in that market so even lowering my price substantially below my costs won't attract any offers.  

Newer homes tend to attract a better quality tenant.

I work at a tourist attraction and environmental organization in FL which happens to be located right smack dab in the middle of a residential area of the city.

With a relatively minor amount of work it is likely to attract owner/occupants with a smaller discount than a flipper requires.If the numbers are this:100K purchase40K repair200K ARVA hard money lender will likely lend 65K on it. 

Here's my entry to get things started:This is begging to be developed into a super-exclusive resort attraction of some sort, and milk the vanity of Manhattan's elites for all they're worth.

I don't wan to purchase a headache to start off but cash flow on these properties looks very attractive. 

However when I researched about the neighborhoods, each one of those happened to be lower income neighborhoods with not so great schools and that was the reason ( in my mind at least) for the price to be little cheaper and numbers being attractive (12-15%) I am little concerned about investing in such properties simply from vacancy perspective.

Does anyone have experience in owning property around a lake and rent them out to vacationers/fisher people?  

I'm most attracted by Buy and Hold right now as I love my current job and I'm looking to invest only in my down time. 

Just create an attractive advertisement and headline and make sure to re post every day?
